Project Feasibility Consultation
Informal conversation about your needs and budget. 

Pre-design
How do you want to live or work in your space? How much do you want to spend, and what is your schedule? What are the rules (environmental, code, and zoning requirements) for your area?

Schematic design
Brainstorm layout and overall appearance using sketches and graphics to help you visualize the end result. Agree on a design to carry forward into the next phase. 

Design Development
Design feature elements like stairs, cabinetry, fireplaces and built-ins. Prepare drawings of some of the important technical details, and develop plans and elevations.


Construction Document Phase

Construction Drawing & Specifications
Translate the design into the technical language of the contractor. Prepare working drawings (blueprints) and specifications that detail all of the materials and where they will be located. Select fixtures and finish materials such as tile, carpet, and paint colors.

Bidding and Negotiation
Prepare designs and blueprints. Advise on obtaining competitive bids or proposals from contractors. Distribute a set of drawings and specifications and answer contractor questions to help them interpret the documents. Help to evaluate the bids.


Construction Administration

Observe progress and facilitate any required changes. Answer questions and review certificates of payment as submitted by the contractor. Check to make sure everything is constructed according to plan.
